Planning Permission

Planning Permission is usually required for most developments. However, small extensions and certain loft conversions may be allowed under your permitted development rights.

Other consent may be required in respect of Listed Building Consent, Conservation Area Approval, Tree Preservation Orders. Once approved you have three years to start the building works. Additional fees will be required.

Building Regulations

Building regulations is a set of standards which encompass the while of the building process.

The Party Wall Act

If you are thinking of altering or extending your home this Act may apply to you. It provides a framework for preventing and resolving disputes in relation to Party Walls, Boundary Walls, and Excavations near Neighbouring Buildings. Anyone intending to carryout such building works must serve notice on adjoining owners of their intentions. If the neighbours are in agreement then building works can proceed. If they do not agree then an independent Party Wall Surveyor should be employed to resolve any issues.

Adding Value to your Home

Home improvement may not automatically increase the value of your property. In fact unsympathetic extensions or bad designs can significantly de-value a property and make it more difficult to sell.
