In fact, in some cases, unsympathetic extensions and building works can significantly de-value a property or make it more difficult to sell. Home owners should ensure they are well informed on design before they call in the builders.

Payback in extending and altering your home can very tremendously and depends largely on specification and suitability. However we would suggest when considering your funding for the project to have a commercial valuation done.

Maximising Potential
Kitchen & Utility:
Choose units that will not date and where-ever possible fit quality worktops.
The kitchen should be of a generous size and preferably over looking the rear
garden.
Bath & Dressing rooms:
White sanitary fittings are a must. A 4 bed house should have 1 bathroom and 1
en-suite, a 5/6 bed house should have 1 bathroom and 2/3 en-suites.
Toilet & Shower room:
A downstairs facility can be located almost anywhere.
Reception & Playrooms:
Preferably a house over 4 beds should have at least two separate reception
rooms. One of the reception rooms should have an outlook to the rear garden.
Layout:
An aspect often overlooked. The layout and circultion of a house should flow.
